The acquired Hareshill Road North (Parcel A) in South Heywood

The site, located north of Queen Elizabeth II Way, has been acquired unconditionally by Northstone, the housebuilding arm of Peel, and will deliver up to 190 new homes. Reserved matters for this phase were submitted in November 2025.

This transaction marks the fourth residential land sale within the South Heywood masterplan, a transformational mixed-use community led by Russell LDP as master developer and land promoter. The wider scheme benefits from outline planning for up to 1,000 homes, alongside employment space, a local centre, a primary school, extensive open green space and sports pitches.

Positioned immediately off the new junction 19 link road, opened in 2022, the site offers excellent connectivity to Manchester city centre, central Rochdale, Oldham and Bolton. Adjacent to Northern Gateway, a 50/50 partnership between Russell LDP and Harworth Group to bring forward Greater Manchester's largest employment development, the area continues to attract strong investment interest and residential demand.

This marks another successful land transaction at South Heywood, further demonstrating the ongoing confidence in this strategically important development. The Northstone acquisition represents our fourth residential sale within the masterplan and reinforces the strength of the scheme as a whole.
